ABOUT THE VILLA
Akuvara is Sanskrit for ‘The Sea’, a simple but entirely apt name for a villa that lounges right next to the Gulf of Siam, a huge bay that is, for much of the year, as flat as glass and as blue as a lover’s smiling eyes. Between the large pool and the sea is Lipa Noi Beach, white and almost deserted. Stretch. Relax. Breathe. This is your home for now.

This Samui villa has been designed with self-indulgent indolence in mind. Just take a look at the spacious sala right next to the pool and beach, equipped with two large loungers that invite a snooze, a quiet chat, a good book or simply an invitation to gaze at the sparkling cobalt sea.

If lazing on the beach under the sultry tropical sun gets a little too warm, the pool and the sea compete for your attention. Decisions, decisions… Life’s tough here.

As the sun slides down towards the horizon, dropping behind the silhouettes of the Five Islands, the nightly spectacle begins, with the blazing reds, purples, pinks and greens of the tropical sunset that reluctantly but inevitably give way to the deep violet of the night as billions of stars come out, seemingly just for you.

It’s an event that’s worth celebrating – every night – with a glass or two, perhaps, before Akuvara’s chef presents your dinner. A feast not just for the taste buds but for all the senses.

You don’t have to be indolent for your entire stay at Akuvara, though you can be – just waft a hand in the air and the staff, who seem to know what you want before you do, will take care of every whim. But if energy levels start to build up, jump into the villa’s kayak for a paddle out to sea, or take on the others at a game of beach football or volleyball.

Villa Layout
You arrive at Akuvara through the main gate, and into a courtyard with a two-car garage. From there, sandstone-flagged paths lead through the garden and past the rooms to the social centre of the villa, the long blue pool and the sun-drenched pool deck – large enough for alfresco dining.The master bedroom is to the left of the pool, the sala in front of it, and the lounge and dining room pavilions at the other side. Beyond all this, just a couple of steps, is the beach.

Indoor living
The indoor social focus of Akuvara is the lounge, with its glass doors opening out onto the pool deck. Here, a large L-shaped sofa and armchairs arranged around a teak coffee table demand relaxation. A big TV screen connected to satellite and cable, a sound system, an iPod/iPhone dock and a media streamer with capacious hard drive provide entertainment.

Behind the lounge is a smaller sitting room with two large armchairs, a chess board and another big TV with DVD player. Perhaps a place to send the kids off to – or to escape from them.

In between these two rooms is a small but well equipped kitchen, with a hatchway through to the main lounge. It is fitted with a large fridge, an oven, a microwave and an electric hob. Probably better to let the chef do the work, though…

A unique feature of Akuvara is the relaxation room above the lounge. Under the sloping eaves, this room, too, has glass doors overlooking the sea and two very comfortable day beds.

Just in case the weather misbehaves, a dining pavilion with an eight-seater table awaits just behind the kitchen.

And once you’re worn out, the villa’s supremely comfortable beds will carry you off into a night of deep bliss.

Outdoor living
Whether you enjoy swimming in the warm tropical sea, as comforting as a lover’s embrace; or cooling off in the fresh water of a pool, at Akuvara you can have it both ways. The 13 x 5-metre pool is just a couple of steps away from the beach.

Next to the pool, at the end of the large deck, is the sumptuous sala. You may have to get up a little early to claim one of the two uber-comfortable day beds set up in the shade here. But if not, a lounger alongside the pool makes a good sun-drenched alternative.

The gardens that weave between the buildings at Akuvara offer hidden groves where a shady seat can be set up to enjoy quiet and privacy.

For more energetic types, there’s a kayak for exploring the waters around the villa, and Akuvara also has the equipment to set up games of beach football or beach volleyball. Or there’s the option of a quiet jog along the beach, which is almost deserted most of the time.

The Master Bedroom
As might be expected, the master bedroom has pride of place at the villa, with huge sliding glass doors giving immediate access to the pool and a heart-soaring view of the ocean. A king-size bed is complemented by two large and inviting armchairs, all enhanced with beautiful silk cushions, and the room is equipped with an iPod/iPhone dock and a large flat-screen TV with DVD player.

The ensuite bathroom has twin vanities and a conventional shower, but pride of place goes to the huge square tub next door, easily big enough for two and open to the sky for romantic bath-time stargazing.

Guest Bedrooms 2 and 3
These two bedrooms, though smaller than the master, are every bit as comfortable. One has a king-size bed, the other twin beds. Both have ensuite bathrooms with showers.

The Upstairs Guest Suite
Above the garage, this suite is equipped with all the facilities to make a self-contained unit. It has a roomy bedroom with king-size bed and sitting area, and a spacious balcony overlooking the rest of the villa and the sea beyond. The kitchenette includes a breakfast bar, fridge, microwave and electric cooker with two hotplates. In the bedroom is a large TV with DVD player and a CD player with radio and iPod/iPhone docking station.

8 people (4 ensuite bedrooms: 3 with king-size beds, 1 with twin beds). Two rooms can take spare beds (extra fee may apply) to sleep a maximum of 10 people.

Dining
Daily breakfast is included in the villa rate. Akuvara’s chef is expert at both Thai and other Asian food, and Western cuisines. Guest requests are accommodated as far as possible (including special diets).
Akuvara’s chef is on hand throughout your stay to prepare breakfast, lunch and dinner.
The villa has an extensive menu of home-cooked dishes to choose from, ranging from Thai and other Asia cuisines to Western favourites, as well as children’s specials and vegetarian choices.

Or, off-menu, the chef is always happy to cook up something different requested by guests, including catering for special diets.

Do make sure you eat some fish during your stay; it is bought from local fishermen who land their catches very morning, so it’s always super-fresh. Don’t miss it.

There is no charge for breakfast, which is included in the villa’s daily rate. For other meals and for drinks, supplies are charged at market price plus 20% and 7% VAT. Guests are asked to provide grocery money in advance.

Staff will do the shopping and provide receipts for reference. To ensure this can be done in a timely manner, we advise you to plan your meals the evening before.

Communication

Staff
One of the great joys of staying in Akuvara is the dedicated, energetic, cheerful and highly trained staff. They ensure that all guests have everything they want, and never have to lift a finger. Thais have a worldwide reputation for their welcoming character and high service standards. But the level of staff presence is entirely up to you. Would you prefer staff to be around at mealtimes only? Or would you like them to be on hand to serve cold drinks and snacks throughout the day? Just let your villa manager know how much attention you are comfortable with.

Villa manager
Your English-speaking villa manager is your go-to person for any of your needs and wants, and will be pleased to share knowledge about where to go and what to see on Koh Samui.

Chef
The villa’s chef excels in the preparation of Thai, Asian and Western favourites. The chef will suggest dishes from the villa’s wide menu, or can prepare special dishes on request, also taking care of health and dietary requirements. The chef is also happy to give cookery lessons. Going out? Get a scrumptious picnic basket to go with you.

Housekeeper
Akuvara has a housekeeper who keeps the villa spotless and tidy, inside and out. She also helps in the kitchen and with serving meals or drinks.

Gardener
The gardener, who has worked at Akuvara for several years, keeps the grounds looking beautiful.

Security
Guests’ safety is assured by the security guard, who works from 7pm to 6am.

Families
Villa holidays are family friendly, especially for those with small children. Akuvara is a safe environment for kids, where you can relax in the knowledge that can play happily and you don’t have to worry about disturbing other guests.

Akuvara – Familly
The friendly staff are terrific with children (ask the villa manager about baby-sitting and nanny services). There is plenty to keep children so busy all day that they’ll collapse into their beds every night and sleep soundly until it’s time to start all over again the next morning.

No need to drag a load of equipment on and off planes, either. Akuvara has cots, high chairs, baby bathing facilities and children’s crockery and cutlery. Other equipment can be hired locally. Just let us know what you will need.

Spa
What would a luxury holiday be without some serious time spa time? Akuvara has a full menu of spa treatments administered by experts. You can choose to be treated alfresco in the sala, or in the privacy of your room. Here’s what’s on the menu:

Classic Thai Massage
An ancient traditional art, this method of massage was originally administered on temple grounds by masters with healing abilities. By exerting pressure on specific points of the body and by manipulating muscles and ligaments, the spine is elongated and relieved of tension. The sense of well-being as energy and flexibility are brought back into your body is extraordinary.

Herbal oil massage
Our herbal oil massage – using blends of spice, citrus, aromatic and citronella oils – is a combination of a classic Thai and oil massage. This gentle massage will leave you feeling on top of the world, and is especially suitable for people with little experience of Thai massage.

Facial massage
The traditional way of purifying and nourishing your face using natural products, such as our herbal cream cleaner, and honey from the North of Thailand – as well as root masks and soft pressure point massage. This relaxing facial treatment will leave your skin feeling silky smooth, giving you a fresh and healthy glow.

Foot massage
This is a treat for one of the body’s most important – and often neglected – parts. After the pressure point massage, herbal foot masque and herbal oil treatment, you’ll be back to full speed again.

Manicure / Pedicure
Indulge, sit back and enjoy a quality manicure by a professional therapist. The pedicure includes a luxury foot soak, foot scrub and exfoliation to soften those weary feet.

The Locale
This Samui villa is a gem sitting on the southern stretch of Koh Samui’s most beautiful yet quietest beach, Lipa Noi. Akuvara looks west across the Gulf of Siam to the Five Islands and the mainland beyond. It is six minutes from the nearest town, Nathon (good for some easy basic shopping) and 50 minutes from Chaweng, the island’s main nexus for shopping, dining and nightlife. The airport is 50 minutes’ drive, while the car ferry jetty is 6 minutes away.

Things To Do
Koh Samui is not a big island – it’s just under 230 square kilometres, and much of that is still pristine forest-covered hillside – but it offers a wealth of fun and interesting things to do. Let your villa manager know what sort of activities you’re interested in and he or she will help guide your choices and can also arrange transport to take you there.

Dusit Deva Cultural Centre is a slightly eccentric garden filled with creatures from Buddhist and Hindu myths. Kids will love it.

Koh Samui has two golf courses; Santiburi (18 holes and really distracting ocean views), and Bophut Hills (nine holes). Treat the family to Sunday Brunch by the pool at the internationally famed Nikki Beach Club, just a few minutes away along the beach.

Visit nearby Nathon Walking Street Night Market on Thursdays or the bigger Fisherman’s Village Night Market in Bophut on Fridays.

Go island shopping! The Ang Thong National Marine Park encompasses a cluster of islands – the ones you can see from Akuvara .

The heavily jungled islands are carefully controlled to keep them in pristine natural condition. A trip to them is a must.

There’s a kite surfing school on the beach at Nathon where you can rent a rig or learn how to do it.

Regular Thai boxing tournaments are staged at the largest stadium on the island, the Petch Buncha near Chaweng. These are not tourist demo fights; they are the real thing.

Samui has a number of spectacular waterfalls. We would recommend starting with the Namuang Falls. Take your bathing costume; there’s a very inviting pool at the base of the falls.

Have an adventure atop Khao Pom mountain on ATVs or the zipline, or just gaze out at the scenery below from the viewpoint.

PRICES AND [DOWN] PAYMENT

After the booking is made, AccomWorld®™ must have received the down payment of 35% of the rent amount, as well as the Booking fee and Calamity Fund, within 5 working days to secure the reservation. As well as any extras of which is indicated on the reservation form that they must be paid upon booking. For our Indonesia and Thailand villas, the down payment is 50% of the rent.

The final balance must be paid no later than 6 (six) weeks before the arrival of the client’s arrival date. If a booking is made within 6 (six) weeks before arrival, the full rent amount together with any specified extras is due immediately upon reservation. Confirmation of the reservations will be issued on receipt / Charge of the Booking Deposit. The Balance will be debited from your credit card 6 weeks prior to arrival.

Booking be made within 6 weeks of arrival full payment will be debited immediately.

In the event of cancellation the following charges will apply:

The booking deposit is non-refundable.

6 weeks before date of arrival 60% of the entire stay will be charged

4 weeks before date of arrival 80% of entire stay will be charged

3 week or before date of arrival 90% of total stay will be charged.

1 week or before date of arrival 100% of total stay will be charged.

BOOKING CANCELLATION

AccomWorld®™ should be informed of any cancellation immediately by email or fax. Cancellations outside office hours are deemed to have been made on the following working day.

Deposits will be refunded only if the booking cannot be honored due to a cause attributable to the accommodation provider or AccomWorld®™.

If the tenant has to cancel the booking, he can request AccomWorld®™ to replace him/her with another person. Cancellation or a request for substitution is only possible during office hours; from Monday / Friday from 09.00 to 17.00.

Reservations are only confirmed when we either charge or receive the booking Deposit, until this happens it is possible for other parties to reserve the house for the same period, and we cannot be held liable if this happens.

DAMAGE DEPOSIT

 You should note that the accommodation provider may require a deposit, depending on the accommodation and the destination. The actual amount is indicated on the first page of the reservation form. The deposit is payable upon arrival or together with the final balance (six weeks before your arrival), depending on the accommodation provider. The method of payment depends on the accommodation provider; by credit card, bank transfer in advance or cash on the spot. This information can be found on our website, but also on the voucher.

The Damage deposit will be returned in full between de 48 hours en 3 days –and no later than 7 days- after your departure.

In the event of damage and/or loss of the rented property, and/or circumstances for which the tenant is to blame, the total incurred damage will be deducted from the deposit. In all instances where the costs of damage and/or loss of the rented property or the damage suffered by the accommodation provider exceed the paid deposit the tenant must immediately pay the excess to the accommodation provider. All instances of breakage, loss and/or damages must be reported immediately to the accommodation provider and paid for.

If, on arrival at the property, you find any type of irregularity, we request that you inform the local contact person, specified on your voucher, within 24 hours so that a solution can be found and deductions for breakages that are not your responsibility can be prevented.

UTILITIES

Utilities (Heating & Electricity) charges are included in this price, high consumption will be chargeable and are based on consumption and so you only pay for what you use.

VALUABLE BELONGING

We are not responsible for the loss of any valuables or property either during your stay or after departure.

We have the right to enter the property at any time if so desired if it is felt that the property is not being kept in a reasonable manner, or the occupants of the property are causing a nuisance to other neighboring properties, the right to inspect is enforceable at all times, and if we call to the house, and none of the occupants are present or do not open the door, then the right to inspect if enforceable immediately.

OCCUPANCY

The number of people designated in the original Reservation, must not be exceeded, without contacting us. If the number of occupants in the property exceeds the number of occupants requested when booking the property in question, we have the right to cancel without warning, and when you have been requested to remove the occupants from the property immediately, no refund shall be given in these circumstances, and no refund shall be sought, as the occupants give up this right if the number of occupants exceeds the number of people the property was booked for in the first place.

Should guests behave in a disruptive manner, cause damage to property or indulge in any other behavior deemed to be unreasonable by management the rental may be terminated without refund. If there is damage caused to the property or the items in the property during your stay you will be liable for the cost of repair of the damaged item or replacement of an item that cannot be fixed. If something is broken or damaged when you enter the property please advise us straight away so as we can replace the item as soon as possible.

COMPLAINTS

Complaints should be notified immediately to us immediately to give us the opportunity to deal with them as soon as possible to our guest relation representative by phone number on the number given to you upon checking in the welcome pack.

On leaving the property we would expect the following to be done,

  1. 1 All Laundry and Linen that has been used, shall be placed in one of the Bathrooms

  2. 2 All Rubbish that is left by the group shall be placed outside the rare of the property

  3. 3 All Plates, Pots & Pans etc shall be washed and placed back in the same place

  4. That the Meters are read and you leave the correct amount to cover the cost of the Utilities which you have used is left in the Envelope along with the Utilities form

  5. The house should be returned in a reasonable state

  6. Failure to do so will result in extra cleaning charges, with a minimum being USD $30.00 for failure to do any of the above

The person, who gives their Credit Card details for payment for the Holiday Home, will be responsible for any charges for breakages or Damages, or Charges for leaving the House in an unsatisfactory manner. We will charge that persons card, and it is agreed that the is agreed that person agrees with this charge being made on their credit card.

Any complaint regarding your stay with us must be brought to our attention as early as possible during your stay and, if not resolved to your satisfaction, should be notified to the AccomWorld®™ Rentals in writing.

CHECK-IN AND CHECK-OUT

The time at which the accommodation will be available on the day of arrival, depends on the region and/or accommodation provider and can be found on our website and on the voucher. The time at which the accommodation should be vacated depends on the region and/or accommodation provider and can be found on our website and on the voucher.

It is vital that we are sent flight details or expected arrival and departure times in order to facilitate a smooth check-in and check-out. It does not however guarantee an early check-in or a later departure from the property.

For clients who arrive outside office hours, we request that you inform us as soon as possible so that we can give you arrival information, such as: directions to the property and instructions for key collection. Ensure that the reservation is 100% paid and that you have facilitated the payment of the deposit.

We are flexible with the check-in and check-out if there is no charge over in the Arrival and Departure. 

LIABILITY

AccomWorld®™ does not accept liability for any omissions or errors and reserves the right at any time to change information published on the site.
AccomWorld®™ does not accept liability for any loss either indirect or consequential that may arise from the use of or connected with AccomWorld®™ Rentals web site or for any products or services purchased from AccomWorld®™ web site.

GUEST BEHAVIOR

You are expected to conduct yourself at all times in an orderly and acceptable manner and not to disrupt the quiet enjoyment of other guests. We reserve the right to immediately terminate your booking and the booking of any members of your party if we (acting reasonably) deem your conduct to be in breach of this clause.
Conduct that we reasonably consider inappropriate and in breach of clause includes but is not limited to: 
(a) creating an inappropriate level of noise; 
(b) drunken or unruly behavior; and/or
(c) any behavior which other guests or staff find offensive in any way.
We will at all time act reasonably when making any determination
In the event that we terminate your booking, you will be required to leave your accommodation immediately. You will be held liable for any damage or loss caused by you or a member of your party. Full payment for any such damage or loss must be paid prior to your departure. If you fail to make payment, you will be responsible for meeting any claims (including legal costs) subsequently made against us as a result of your actions together with all costs we incur in pursuing any claim against you.
Our obligations to you come to an end when the booking is terminated. We will have no obligation to refund you for lost accommodation and we will not pay for any expenses or costs incurred as a result of the termination.

MISCELLANEOUS

Passport, visa and health requirements for you and your party are your responsibility. You are strongly recommended to obtain travel insurance against cancelation.
You warrant that you are at least 18 years of age. All bookings are personal to you and may not be sold, assigned or otherwise transferred.
If our hotel reservation confirmations are used inappropriately as means of VISA application, an admin fee will be charged and the customer will be reported to the local authorities.

ILLEGAL ACTIVITIES IN THE VILLAS OR HOLIDAYS HOMES

We will have zero tolerance to any activities considered Illegal as per the COUNTRY law and will involve the Local Police if you are found to be doing any of such activities the company will not be of any help in such case and you will have to check out immediately no refund will be done this case what so ever.

CORRECT DETAILS

You are requested not to provide any false information when confirming the booking including your name, phone number and residential address. If we find any false information provided by you we will have the right to cancel the booking without any notice and any payments made will be non-refundable.

SUNSCREEN LOTIONS

In the last year we have noticed a huge amount of body lotions, sunscreens and the latest generation of tanning oils which apparently help you to get tanned quicker. The downside is that they contain substances that affect the good performance of the swimming pool and its engines and most of the time leaves persistent spots on the household linen, bathing suits and sun lounger mats.

Please be aware of this because when serious damage is made, we are forced to make you responsible of any damage and the correspondent amount is going to be discounted from the deposit.

PETS

Most accommodation providers do not allow pets. You may keep a pet in or around the villa only with the explicit permission of AccomWorld®™ stated on the reservation form and voucher. The accommodation provider may require extra mandatory final cleaning costs.Pets are not permitted at most of our property, for Pet Friendly option enquire with our reservations staff by e-mail.

LEGAL GOVERNANCE

Your booking is governed by the law of the state or country where the holidays home is situated and is subject to the exclusive jurisdiction of the state or country courts. The booking confirmation and these terms represent the entire agreement between AccomWorld®™ and you.
You confirm that you have not entered into the contract with AccomWorld®™ on the basis of any representation not expressly incorporated into these documents.
